WHAT TIME IS CHECK-IN AND CHECK-OUT
Check in is from 3pm to 11pm. Please note that we are a small property and usually cannot accommodate check-ins prior to 3pm as we are busy getting ready for your arrival. We kindly ask you to let us know if your arrival is expected to be later than 10pm however please note we are unable to accommodate arrivals past 11pm, should you not have arrived by 11pm we will class this as a no show and no refunds will be given.
Check out is by 11:00am.

WHAT IS YOUR CANCELLATION POLICY?
Please note our cancellation policy. If you cancel more than 14 days prior to your reservation, we are happy to provide you with a full refund less 25% of the room rate which is the cancellation fee. If you cancel within 14 days or less of your reservation, we cannot provide a refund or credit. If your reservation falls during a holiday or special event, then you must cancel 30 days prior to check-in in order to receive a refund. We do not provide refunds for no call/no shows.
We are a small property of only ten guest rooms and last minute cancellations affect us significantly . Once you make a reservation, we hold the room you booked specifically for you and do not allow anyone else to book it. If you cancel at the last minute, we may not be able to book a room that would have likely booked had we not been holding it for you. Since our rooms are so unique, many of our guests want a specific room and will not make travel plans unless they can get the room they want.
If there is a chance that you may need to cancel at the last minute or if you wish to protect yourself from the unexpected, we recommend that you purchase travel insurance, which will reimburse you if you are unable to travel due to last minute emergencies, sickness, delayed flights, etc. There are many resources online for travel insurance and it typically only costs 10-15% of your travel costs. We are a small family business, and in order to be fair to all of our guests, we cannot make exceptions to this policy regardless of the individual circumstance. You are agreeing to this policy when you make your reservation. This policy is emailed to you with your confirmation.
DO YOU HAVE TWIN ROOMS AVAILABLE?
Some of our rooms have super king beds that can be converted into two twin beds. Please get in touch with us before making your booking to ensure we can accommodate. Unfortunately we would not be able to accommodate this on the day of your arrival.
WHAT IS YOUR PET POLICY?
While we adore pets, we currently we do not have any pet friendly rooms since all of our guest rooms are in the main house.
ARE CHILDREN ALLOWED?
Children of all ages are welcome. Highchairs and a travel cot can be provided by prior arrangement and free of charge; however, we do ask that you provide all your own bedding for the cot. Some of our rooms can accommodate children up to the age of 12 on either a sofa bed or airbed at an additional cost of £20 per child. Please contact us before booking to check we are able to accommodate.
DO YOU OFFER PACKED LUNCHES?
We certainly do ! They are packed in a disposable paper carry bag so are easy to carry and include your choice of sandwich, a packet of crisps, chocolate bar, a piece of fruit and a bottle of water for £8. Please order the day before and make sure you keep it refrigerated until ready to eat.
